Sun rooms

NEWS HEADER - Sunroom.png

A sun room, also traditionally called a solarium, is a room that permits abundant daylight and views of the landscape while sheltering from adverse weather. Sun rooms and solariums have the same meaning: solarium is Latin for "place of sun[light]". Sun rooms of various forms have been erected throughout European history. Our solid roof conservatory option is an innovative solid conservatory roof system that employs a structural framework of timber rather than aluminium to create a warm solid roof construction with no possibility of cold bridging.

Building regulation compliance

Most new‐build conservatories with a solid, tiled or glazed roof will not need planning permission, because they are covered under what is known as a ‘permitted development’. There are just some limits and conditions regarding placement and size, which you can find details of on the Government’s Planning Portal.

Conservatories are normally exempt from building regulations when:

  • They are built at ground level and are less than 30 square metres in floor area.

  • The conservatory is separated from the house by external quality walls, doors or windows.

  • Glazing and any fixed electrical installations comply with the applicable building regulations requirements.

You are advised not to construct conservatories where they will restrict ladder access to windows serving rooms in roof or loft conversions, particularly if any of the windows are intended to help escape or rescue if there is a fire.

Any new structural opening between the conservatory and the existing house will require building regulations approval, even if the conservatory itself is an exempt structure.
